Modern architecture in the green oasis of Cholupice.
Cholupice, once an independent village, later joined by Točná, is now part of the capital city of Prague. It lies roughly two kilometres beyond the Prague-Modřany district and stands out both for its good access to the centre of Prague and for the abundance of greenery and peace offered by the Modřany Gorge.
Easy financing
Unlike other developers’ projects, financing is considerably simpler, and buyers need not worry about where their money will go. Only a single deposit is paid – 10% of the purchase price. The developer has no access to this deposit, and the money is not used to finance construction. Only after final building approval do you pay the remaining 90% – and you can move in!
Although it is a very quiet place, the location is easily accessible by car and public transport. A bus stop for routes 173 and 341 is close to the new development. And getting here will become much easier within a few years once metro line D is opened, with its terminus in Písnice. The station will be called DEPO Písnice, and getting home from the centre of Prague will then be very convenient and fast. Construction is planned to start in 2017.
That is precisely why this project suits clients who long for modern living in a house but do not want to give up the advantages that city life brings. In Cholupice you can have both – after all, it is considered the green oasis of Prague 4.
The advantage of this location is the variety of the surrounding nature and its tranquillity. Lovers of walks and cycle rides will certainly appreciate the nearby Modřany Gorge nature monument, and admirers of light aircraft the small airfield at Točná. The picturesque surroundings are underlined by woods and the paddocks of the local riding club. Indeed, leisure activities in this small village are truly varied: a whole range of clubs and associations are active here, and the in-line track, the traffic playground and the cycle paths are popular.
Amenities are certainly important for new residents. What modern mother would want to spend many hours a day driving her children to school and activities? That is not an issue in Cholupice: within two kilometres of the centre of the village there are several nursery, primary and secondary schools, as well as a Children’s Centre, a Children and Youth Centre and playgrounds. A new playground with many play features is planned right next to the new family houses. Within 3 kilometres there are a post office, a pharmacy, a health centre and restaurants. Larger shopping centres such as Kaufland, Billa, Albert and Sapa are within 4 km.
An established neighbourhood
Moravská stavební – INVEST, a.s. has already delivered two phases of apartments and houses in Cholupice, so the neighbourhood is established and offers a pleasant oasis for living, separated from the traffic by a noise barrier.
18 high-quality family houses, semi-detached and terraced houses in a five-room layout have now been completed here, sensitively following on from the existing buildings of the village.
The plots on which the houses stand have popular sizes of 450–1,447 m², giving residents ample privacy and use of the space around their homes. The usable floor area of the houses ranges from 132.9 to 151.8 m².
Construction of a further 13 terraced and detached family houses in four- to five-room layouts on plots of 280–664 m² is also under way.
The houses stand out for their modern architecture, which fits fully into the character of the landscape and makes a very pleasant impression. They will meet the expectations of even the more demanding clientele. The houses are built of ceramic blocks with an insulation system and mineral render. Heating and hot water are provided by a wall-hung condensing boiler with a heater, a three-stage pump and a 50 l storage tank. The houses of the third phase are completed, approved and ready to move into. Final building approval of the second phase is planned for March 2017.
